Indoor mold growth can be a problem in any water damaged areas, in a tight modern home or in older homes, often in the attic. Mold can be both a material deterioration problem and a health issue. Air sampling (mold testing) can determine the extent of the mold concentration as well as the type(s) of mold present.
YHI2020 air sampling for mold is a process that includes two air samples, one from outside the building (control sample) and at least one indoor air sample, which will be compared against the control sample. For interior samples, it is recommended that one sample be taken for every 1,000 SQFT, generally in central areas of the building. We will discuss where the samples are taken and how many are needed.
Testing is conducted using canisters and an air pump. The samples are delivered to an accredited laboratory for analysis. The lab produces a report detailing the mold spores detected, the concentration and the relationship between the exterior and interior samples. From this data we can determine if elevated levels of mould exist in the home.
Mold testing starts at $375 (2 canisters). Mold testing can be packaged with any home or condo inspection for $320. Test results from the lab take 48 hours. A written report with the results, pictures and recommendations is generally delivered within 72 hours.

Century homes offer charm and appeal to many homebuyers, but they offer different challenges to a home inspection. One-hundred years ago, building practices and materials were different, requiring a different understanding of the home itself compared to that required by a modern home.
Often century homes have been fixed up or “improved,” and they often have newer components replacing the originals. They can also have new additions increasing usable space within the home.
